Real Estate Specialist
This position will be responsible for providing real property-related activities for the company, helping to ensure the timely and economical acquisition of real estate property, the preservation and/or the disposal of real property and real estate records management. These activities will be in support of Transmission, Distribution, Generation, and other company functions as required.
Job Responsibilities:
- Manage all land records in accordance with applicable legal requirements and corporate policies. This includes closing documentation, deeds, option agreements, leases, surveys, title policies, easements, etc.
- Act as a point of contact for landowner relations and issue resolution.
- Conduct site visits and participate in/lead negotiation teams for real estate transactions.
- Use geospatial computer mapping software (e.g., GIS), consultants, and other information sources in compiling site attributes and maintaining up-to-date digital records.
- Secure and manage required easement rights for new and existing properties (e.g., transmission, distribution, fiber, etc.).
- Perform title research for projects in the office and courthouse(s).
- Review and interpret easements in respect to rights granted, special considerations, and right-of-way restrictions.
Education and Work Experience:
- A bachelor’s degree is preferred.
- Suitable experience in reading easements, title searches, deeds, surveys, and appraisal documents is highly preferred.
- Experience in courthouse research of Real Estate documents that include titles, deeds, etc. is preferred.
- Prior experience with a utility company is preferred.
- Experience using applications involving Microsoft products, and/or GIS is preferred.
Knowledge, Skills, and Abilities:
- Knowledge of property rights, and a general understanding of transmission, distribution, and system operations.
- Ability to build strong relationships at all levels, including with peers and both internal and external customers.
- Strong negotiation and conflict resolution skills, as well as strong interpersonal, written, and verbal communication skills.
- Ability to work on multiple projects with multiple departments.
- Ability to work in a fast-paced, detailed oriented environment while meeting deadlines.
- Ability to travel throughout the Mississippi Power service territory, as well as occasionally throughout the State, with possible overnight stays.
